How do I find a property that suits me?

You can have a look on our website using the handy filter system (you can filter by number of bedrooms, location, plus many more). You can also get in touch with a member of our team, and they can chat you through our available properties.

How do I arrange a viewing?

Please get in touch with us and we will book you in for a viewing as soon as possible. If you click on 'Contact' at the top of the page, all our contact details are here. We are looking forward to hearing from you!

I’ve just looked round a property and I want it! Now what?

Great! We’re so happy you’ve found a property you’d like to secure. First things first, give the office a call (or email) and let them know. A member of the team will then guide you through the next steps in securing the property.

Can I see the property again?

Of course, we are happy to arrange a second viewing for your group – especially if some members couldn’t make the first one. We can also offer viewings once you’ve secured the property, closer to the move in date (so that you can pick bedrooms!).

How do I collect my keys?

You can arrange to collect your keys from your tenancy start date (usually 1st July 2pm). You can make an appointment to do this by contacting the office. For security reasons we don’t send keys out by post, and we ask that you don’t mark the house number on them once you’ve received them. Please note that all tenancy documents/references must be returned, and deposits must be paid before any keys can be collected.

Can I stay in the property over summer?

Yes, you can move into the property from your tenancy start date. Several days are needed to check over the property at the beginning of July. If you want to move in straight away at the beginning of July (or any time during July and August), please let us know at least 10 days in advance. Normal rent is payable over July and August if you live at the property.
During this period, we clean, re-decorate, and do any jobs or repairs at the property. Please report emergencies only, not small items that will be attended to during the summer anyway.

Can I move my belongings in over summer and still pay half rent?

Yes – you can move your belongings in from your tenancy start date (usually 1st July 2pm). To qualify for half rent over July and August, keys must be returned to us the same day. Leave your belongings in boxes or bag, in your room and clearly marked with your name and year. Do not leave any valuables and preferably take your bicycles home also. Possessions are left at your own risk.

How do I set up my utilities?

If your bills are not included in your rent please ensure that you sign on with the utility providers to be operative from your tenancy start date.
On this day we take gas and electric readings at all properties and you will be responsible for the standing charge and the energy consumed from this date. The electricity must be left on in the property as it is necessary to keep the fridge, freezer and burglar alarm functional. Card meters and prepayment meters are not allowed. Fridge and freezer units must be plugged in and left working even when you are away.

I’ve just moved in and I have questions, what do I do?

We hope you love your new home! If you have any questions at all, contact the office and a member of the team will be happy to help.

How do I report maintenance issues?

This is easy! Just drop the office an email and we will log the report and send a member of the maintenance team round as soon as we can. If the issue is an emergency (outside of office hours, Monday to Friday 8.30am – 5pm) then please see below on what to do.

Rubbish and Recycling – what do I do?

Brown bins: To be used for glass bottles and jars, plastic bottles, tins and cans ONLY. Blue bins: To be used to cardboard and paper ONLY. .
Please note:
- On collection day please ensure bin lids are down and bins are not overfilled.
- Do not leave any rubbish bags next to bins or on top of bins at the collection point.
More information on recycling and bin collection days can be found on the Manchester City Council website. Additional bins required by the tenants cannot be provided by Crossway Estates; this needs to be done by those registered for Council Tax (even if exempt). To order new bins please call 0161 234 5004 or order via the council website.

I’ve lost my key or I’ve been locked out

In the event of losing your key we will happily cut a new one for you. There will be a charge for each replacement key provided. Please contact the office to arrange this.
If you are locked out of your property during office hours (Monday to Friday – 8.30am-5pm) then there will be no charge. Please contact our office at:

If you are locked out of your property outside of office hours (Monday to Friday 5pm-8.30am and weekends/bank holidays) then there may be a callout fee. Please contact 07751574123.

Emergency 24hr number & security

Our normal office hours are 8.30am to 5pm Monday to Friday. Any calls to the emergency number must be to report an out of hours emergency only. Our emergency number is 07751574123.
Examples of an emergency are:
-A heating failure during the winter months
-A Break in
-Electric failure
-Unable to silence the fire alarm
If you can smell gas, phone the National Gas Emergency Service number on 0800 111 999 at any time of the day or night.
Any other repairs/maintenance issues and enquiries should be sent by email to the office and they will be dealt with during office hours.
Security information -
Please be vigilant with security, ensuring that every time you go out, you do the following:
- Lock all front and back doors and ensure windows are securely closed.
- A light is left on, and preferably a radio playing also.
- If your property is fitted with a security alarm, please set this every time the property is empty.
- Do not leave any valuables (laptops, i-Pads, TVs etc) in view from windows, especially on the ground floor.
Please also take these measures to ensure the security of the house overnight, especially in Autumn/Winter as the nights are getting darker earlier.

Council Tax

As the tenants of the property you are responsible for the Council Tax from your tenancy start date. If you are all full-time students then your property should be classed as exempt from payment; however; you will need to register the property for exemption - this which can be done via the Manchester City Council website. This needs to be done as soon as possible from the start date of your tenancy.

What do I need to do when I move out?

Please ensure that the property is left in a clean and empty condition, with the furniture and appliances in working order. All rubbish needs to be removed to the bins (make sure they aren’t overflowing as they won’t be collected). Please make sure that you take all of your belongings with you, and give the house a good clean before you leave. We will send you an email with more information before your tenancy end date.

How do I hand my keys back to you?

Your complete set of keys (including any window keys you had) must be returned to us by your tenancy end date and time, at the latest. You can make an appointment with the office to do this.

Letting utility companies know you’re moving

If you arrange your own bills (not in a bills inclusive property) then it’s very important to take final meter readings on the last day of your tenancy. You are responsible for all utilities until your tenancy end date (even if you move out early). You will need to submit your final meter reading to your utility providers, when you tell them you’re moving out. If you won’t be there on the last day to take readings, please email the office.

I’ve left something in the house and handed my keys back, can I come and get it?

If you have left something in the property, please contact us as soon as you can. We clear out the properties quite soon after the tenancy end date and can’t guarantee that anything left behind will be kept. Please do a double check of the house before you move out, just to make sure you remember everything.

Deposit return information

When the entire group has left the property, the premises are checked over.
If you are not on bills inclusive rent you will need to send us copies of your receipts to prove you have paid all final bills of gas, electricity, telephone, water rates and council tax (or proof of exemption). You must inform the Utility providers that your tenancy is ending.
Each tenant should leave a stamped addressed envelope for the return of their deposit – brought to our office when you drop off the keys.
